Your credit report, before we apply

Lenders check your credit file before they lend. We ask every client for a full three-agency report, so we can see what lenders will see and plan around it before any application is made.

Why we ask for this

Different lenders check different credit reference agencies: Experian, Equifax and TransUnion. A report from just one of them can miss something a lender will see. Check My File puts all three in a single report, so we can look for errors, spot anything that could cause a decline, and choose the right lenders for you. It is a third party service, separate from ours.

Three steps, about ten minutes

  1. Start the free trial
    Use the button below. You need to be 18 or over and living in the UK, and you may be asked to confirm your identity, which can take a few minutes.
  2. Download your report as a PDF
    Once you are logged in, go to the Home page and scroll to the bottom. Select "Create PDF", wait a moment, then select "Download PDF". If you cannot see it, choose "Print/save my file" and save it as a PDF. We need the PDF version, not a photo or screenshot.
  3. Send it to us
    Choose whichever is easiest:

    Your document drop folder: we set this up for you after our first contact
    WhatsApp: send it in your official MMM WhatsApp group
    If we have not spoken yet, just email it or message us first. We will go through it and come back to you.

The free trial and how to cancel

Check My File currently offers a 7-day free trial to new customers. After that it costs £14.99 a month. If you cancel before the trial ends you will not be charged, and you can cancel online at any time. It is your own subscription with Check My File, so check the exact trial end date when you sign up, as their terms can change.

What you will see in your report

Based on what Check My File says its report includes. These are the things we look at when we read it with a mortgage in mind.

Your accounts and payment history

Loans, cards, mortgages and phone contracts, with how each has been paid, going back up to six years. Late or missed payments are the first thing most lenders look for.

Every credit search on your file

You can see who has looked at your file and when. Too many applications in a short time can count against you, and a search you do not recognise is worth checking, as it can be a sign of fraud.

Addresses and the electoral roll

Lenders use these to confirm who you are. If an old address is still showing, or you are not registered where you live, it can slow things down or cause a decline.

Financial associations

If you share finances with someone, such as a joint account, their file can be linked to yours. You can see who is linked and ask for anyone who no longer should be to be removed.

Any county court judgments or other serious marks that lenders would see are listed in one place.

If something is wrong, Check My File says it can help you raise a dispute, and we can tell you whether the error is likely to matter for your mortgage.

    Check My File says it tracks your score daily and notifies you of changes, which is useful while you are saving or tidying things up before you apply.

    Each part of the report comes with a short explanation of what it means for your score and what you can do about it.

    Check My File says its customer service team is available Monday to Friday, 9am to 5pm, by phone or email.

Your questions answered

  • No. Looking at your own report is a soft search, which only you can see. It does not lower your score and lenders cannot see it.

  • The PDF contains every page of the report from all three agencies in a form we can read properly. Screenshots and photos tend to miss sections, and small details can be the ones that matter.

  • Check My File may ask you to verify who you are online before showing your reports. Follow the steps on screen. If it does not go through, their support team can help, and you can message us at any point.

  • Cancel before your free trial ends. You can cancel online at any time, and the exact trial end date is shown when you sign up.

  • If it covers all three agencies, yes, send it over. Many free services show information from just one agency, and lenders do not all use the same one, which is why we ask for a three-agency report.

  • Do not worry, and still send it to us. We will tell you whether it is likely to matter for your mortgage. Check My File says it can help you raise a dispute, and corrections can take a few weeks, so the earlier you spot it the better.

  • Not necessarily. Some lenders will consider applicants with past credit problems, depending on what happened, how recent it was and how it has been dealt with. We will give you an honest view once we have seen your report, though no outcome can be guaranteed.

  • Send it by email to docs@makemymortgage.co.uk, through your document drop folder (we set this up for you after our first contact) or in your official MMM WhatsApp group. We use your report only to assess and arrange your mortgage, and we handle your information as set out in our privacy policy.

  • No. If you are arranging a mortgage through us, we go through your credit report as part of the service at no extra cost. The paid review is for people who just want a standalone check of their credit.

  • No. It is simply the route we recommend, because it puts all three agencies in one report. If you already have reports from all three agencies, send those instead.

  • Most people finish signing up and downloading their PDF in about ten minutes. Once we have it, we will go through it and get back to you.
